Buying a Midcentury Modern Home in Gainesville? Start With These

Want to live in a midcentury modern in Gainesville? You are not alone. Right now there are about nine of them on the market, from a $215,000 two bedroom up to a $1.4 million stunner. The range is real.

Here is what I have learned showing these houses for years. The details people fall in love with are the original ones. Terrazzo floors. Ocala block walls. Walls of glass. Jalousie windows. A Florida room that faces the backyard instead of the street. Those are the things you cannot fake, and they are the reason these houses keep their charm for decades.

And here is the part I walk buyers through on every single one. The systems. Midcentury roofs are often flat or low-slope, which means drainage matters more. Electrical panels from the 1960s were built for a different life, so an electrician's eyes are worth the visit. Single-pane glass and original windows are gorgeous, but your insurance agent will have opinions about them. None of this is a dealbreaker. It is just homework, and the good ones are worth the homework.

One more thing. Original does not always mean untouched. Ask what has been updated, and ask who did it. A kitchen redone in the 1990s is not the same as a kitchen redone with respect for the house. The difference shows up in the sale price later, I promise.

The midcentury market here moves like everything else in Gainesville right now. Homes are averaging about two months on the market, so you have breathing room to inspect, ask questions, and get the real numbers before you fall all the way in love.

If a glass-walled charmer with terrazzo floors is on your list, I would love to help you find a good one. Call me anytime, 352-871-9242.
